Helios Construction Services provided general contracting services for The Seneca Apartments Amenity Level Renovation in scenic Streeterville just one block off Michigan Ave. The Seneca is a converted hotel with 16 floors of residential units. The project was to build out the 5000 sf unfinished basement into a new Amenity space for the residents with a new fitness center and bar/lounge area. New tile steps with decorative railings were added from the existing lobby leading directly down to a seating area with TVs and a dry bar with the new fitness area just around the corner to the left. Structural repairs were performed to the existing concrete structure to alleviate the concerns that years of patch work had created. A new HVAC system was added along with 3 new bathrooms all while remaining conscious of the ceiling height constraints of the existing space. The project required quick thinking and decision making to address discovered conditions while preserving the overall aesthetic and design intent.

Project Assistant

Caitlin assists the project team with various assignments including preparing and organizing monthly billings and contract documents. She is responsible for maintaining effective communication and ensuring that projects have the necessary resources and documentation.

Caitlin earned a Bachelor of Arts degree in Hospitality Business from Michigan State University. Prior to Helios, she worked as a Payment Operations Specialist for Trunk Club in Chicago.

Project Engineer

Ashley is responsible for pre construction budgeting and scheduling. She also assists with submittals, cost control, documentation, and project management.

Ashley graduated from Miami University with a Bachelor's degree in Architecture.  Prior to Helios, Ashley worked at Holly Hunt where she managed the custom design team.

Pat Sullivan

Project Engineer

As a Project Engineer, Pat performs a variety of tasks including coordinating job sites, working on submittals, budgeting, tracking meeting minutes, and exploring the latest industry related technologies. 

With a degree in Mechanical Engineering from the University of Illinois, Pat brings a background in design to the team. Prior to working for Helios, he gained experience in several product design related roles, but thrives in the excitement that construction brings.

Peter Lutz

Project Manager

Peter, a LEED® Green Associate Accredited Professional, is involved in all aspects of project management including pre construction, value engineering, big award, submittals, cost control and closeout procedures. manages and coordinates submittal, cost control, scheduling, reporting and document control activities.

In addition to his role as Project Manager, Peter serves as a Commissioned Officer in the Illinois National Guard. He holds a Bachelor of Science degree in Psychology from University of Illinois at Champaign-Urbana.

Prior to joining Helios, Peter served as a Project Engineer and Assistant Project Manager for several multi-million dollar tenant interior buildouts on the North side of Chicago.
