Helios Construction Services completed the core and shell construction of a 10,000 SF retail development at 1570 N Fremont in Chicago’s Clybourn Corridor for CRM Properties.
The project team demolished an existing structure and constructed a new structural steel frame featuring a high-end architectural rainscreen cladding system that enhances both aesthetics and energy efficiency. A significant challenge was encountered during construction due to extensive undercuts, with some areas requiring foundation undercutting up to 9 feet deep due to contaminated soils. Helios integrated a custom-designed StormTrap system to effectively manage stormwater, focusing on runoff reduction, flooding risk mitigation, and water quality protection. Site enhancements included the installation of permeable pavers in the parking lot, alongside improvements to new asphalt and landscaping.
With the core and shell completed, the building was well-prepared for the next phase of tenant-specific developments, laying a solid foundation for King Living‘s new showroom, which Helios competitively bid and was contracted to construct.
